Title Insurance

Title insurance is a type of protection that covers homeowners and lenders against financial losses due to problems with a property’s title, such as hidden liens, ownership disputes, or errors in public records.

Example:
Emily buys her first home, and everything seems in order. A few months later, someone claims they are the rightful heir to the property and wants to take legal action. Thankfully, Emily has title insurance, which covers her legal fees and protects her ownership.

Explanation:
When buying a home, the title shows who legally owns the property. However, even after a title search, some issues might go unnoticed—like unpaid taxes, forged documents, or unknown heirs who claim ownership. That’s where title insurance comes in.

There are typically two types of title insurance:

  1. Lender’s Title Insurance – required by most lenders to protect their investment until the mortgage is paid off.
  2. Owner’s Title Insurance – optional but highly recommended to protect the buyer’s equity and legal ownership of the property.
